Start with your pattern of use

A home used for short visits has different practical needs from a permanent residence. Write down who will use it, when it will be empty and which rooms matter most. Use that brief when comparing renovation options.

Visit at different times

Assess the light, shade, outdoor noise and everyday access at the property itself. For services such as transport or schools, consult the current provider information rather than relying on a general description of a town.

Make access and decisions workable

Agree who holds keys, who can admit deliveries and who approves changes while you are away. Identify decisions that need a sample or site visit and those that can be handled with photographs and measurements.

Build the plan around the property

Discuss moisture, ventilation, exposure and existing installations before choosing decorative finishes. The relevant checks depend on the building and intended work; a general coastal checklist cannot replace an assessment of the actual home.

Keep one shared record

Keep the agreed scope, drawings, selections and updates together. Record a change with its effect on the work and timing. A clear record helps you follow a renovation without needing to be present every day.
